Why this address
You are not moving further from the city. You are moving closer to your life.
Most homes at this price ask you to trade two hours a day for the square footage. This one does the opposite. Mahindra World City has more than seventy-five global companies and about 75,000 direct and indirect jobs inside its own boundary — so for a great many people who live here, the commute stops being a commute.
The township has its own railway station at Paranur, a school, a hospital, shops, hotels and a club. Three thousand families already live here. It is not a gated compound beside a highway waiting for the city to arrive; it is a working city of 1,550 acres that arrived twenty years ago.
And in the middle of Lakewoods sits 3.8 acres of podium that no car ever touches — which, if you have a seven-year-old, may turn out to be the part you value most.
Coffee on your own deck, facing Paranur hill or Kolavai lake.
Work inside the township, or a train from a station on your doorstep.
School run measured in minutes, not junctions.
Children on 3.8 acres of podium with no vehicle on it.
Groceries at D‑Mart, five kilometres away.
Chennai Central is 56 km away. Your desk is not.
This is the part most launches cannot show you. The finished, occupied towers in this picture are in the same community, on the same land, built by the same developer. Artist’s impression, for representation only.
Homes & pricing
The full number. Before you have to ask for it.
Most project pages make you fill in a form to find out the price. Here it is. What matters more than the ticket is the carpet area underneath it — the space actually inside your walls — so that is printed against every figure.
A 6 ft entry corridor opens into the living and dining space. Both bedrooms cross-ventilate. French windows, UPVC glazing, granite kitchen platform with a separate utility, and a private deck facing the podium, the hill or the lake.
Nearly 69% of what you pay for is carpet area. Three bedrooms, three toilets, two decks, a guest bedroom with its own wardrobe niche and attached bathroom, and a kitchen with a dedicated utility.
₹79 Lakhs and ₹1.09 Crore are the all-inclusive figures quoted in the current EOI window. GST is already inside those numbers, along with the other charges a quote usually hides. Registration is the one thing extra. Ask for the cost sheet and we will send the line-by-line breakdown in writing before you commit to anything. Payments are construction-linked: you pay as the building rises, not before it does.
Tap any of the six to read what it actually changes about a normal Tuesday.
The 3.8-acre podium
The centre of Lakewoods is a raised deck of nearly four acres that no vehicle ever enters — cars go underneath it. It holds the pool, the lawn, the jogging track, the badminton court and the children’s play area. What it really holds is the first place in your child’s life where you can let go of their hand and keep talking.
Your private deck
Every home has its own deck, positioned for seclusion rather than for the brochure, facing Paranur hill, Kolavai lake or the green podium. It is finished in wooden tile and sized for two chairs and a plant that outgrows its pot. Apartments are planned with no common walls, except at the utility in some units, so the quiet is genuine.
Pool, gym & badminton
A swimming pool with a separate children’s pool and a deck, an indoor gymnasium, an open badminton court, a jogging track, an indoor games room, a multipurpose hall and an elevated lounge. All of it is a lift ride away, which is the only reason a fitness routine ever survives a bad week at work.
A township that already works
Mahindra World City is 1,550 acres with 150 acres of green, 1,000 acres of reserve forest and seven lakes. Inside it: Paranur railway station, a hospital, Mahindra World School, hotels, shops and the MWC Club, plus 75+ global companies. Three thousand families already live here. Nothing on this list is a future phase.
Lower bills by design
Lakewoods is an IGBC pre-certified Platinum green community. Solar panels carry half the common-area lighting of each tower, the roof is finished in heat-reflecting paint, the windows are UPVC with high-performance glass, and the bedrooms are planned to cross-ventilate. You feel this as a smaller electricity bill every month for as long as you own the home.
Safe by default
Two separate entries and exits with manned security cabins, CCTV in key areas, two lifts in every tower, power backup in the common areas, an aluminium formwork structure, and fire-fighting systems built to the norms for high-rise buildings. Gas is reticulated, and sewage is treated on site by a plant the promoter maintains.

The questions people actually ask
Straight answers, including the awkward ones.
When will the homes actually be ready?+
The completion date registered with TNRERA for Towers F and G is 31 January 2030, and the filing currently records construction as not yet started. That is a long wait and we are not going to dress it up. What we would weigh against it: of the nine towers in this community, five are already built and lived in and two more are under construction, all by the same developer on the same land. Towers F and G are the two now launching. Your payments are construction-linked rather than paid up front.
What does “all-inclusive” actually include?+
More than most quotes do. GST is already inside the ₹79 Lakhs and ₹1.09 Crore, and so are the charges that are usually added on afterwards. Registration charges are the one item payable over and above. We send the itemised cost sheet in writing so you can check every line against the agreement — ask for it before you pay any amount, including a booking amount.
What exactly is Mahindra World City?+
It is an integrated city of 1,550 acres at Chengalpattu, not a housing project with a gate. Inside it are 150 acres of landscaped green, around 1,000 acres of reserve forest and seven lakes, more than 3,000 resident families, and a working economy of 75+ global companies. It was India’s first integrated green township, Tamil Nadu’s first IGBC Platinum certified township, and the first integrated city in India to earn Zero Waste to Landfill certification. It has been running for about twenty years, so what you visit is a city, not a masterplan.
What is already built and running inside the township?+
Paranur railway station sits inside Mahindra World City. So do a hospital, Mahindra World School, hotels, shopping centres and the Mahindra World City Club, along with regular water supply and wide, low-density roads. None of this is a future phase or a proposal — it is why the township feels settled in a way a new launch on an empty road cannot.
Who actually works inside Mahindra World City?+
More than seventy-five global companies operate from the township’s corporate and industrial zones, supporting roughly 75,000 direct and indirect jobs. Just outside it are Ford India at about 10 km, the Maraimalai Nagar industrial park at 12.2 km, Zoho at around 16 km and the Oragadam industrial corridor at 22.4 km. For a good number of residents this is the whole point: the office is inside the gate, or a short drive from it.
How do I get into Chennai from there?+
By train from Paranur station inside the township, on the southern suburban line. By road via GST Road. Chengalpattu is 9 km away, Tambaram Junction 29 km, the airport 37 km and Chennai Central 56 km. The Kilambakkam bus terminus, which now serves all southbound routes, is already operational, and the Chennai Peripheral Ring Road is under construction. Approved and proposed projects — including the airport–Kilambakkam metro line — are listed on this page with their real status, because approved is not the same as built.
